From these conversations, we develop a written Project Program that documents the functional requirements of the project and serves as a guide throughout design.
During schematic design, the project begins to take shape. We study the site, explore layout options, and develop initial floor plans, massing, and exterior concepts. This phase balances creativity with practicality—testing ideas against site conditions, zoning and code requirements, and budget expectations.
Designs are developed using both 2D drawings and 3D models, helping clients clearly understand the scale, layout, and overall feel of the project early in the process.
As the design is refined, we move into detailed development and construction documentation. This phase includes close coordination with required consultants such as civil, structural, MEP, landscape, and interior design professionals.
The result is a complete set of drawings and specifications that clearly communicate the design intent, support permitting, and serve as the basis for accurate pricing and construction—whether for a custom home or a commercial building.
Depending on the project location, we assist with submitting documents for permitting and coordinating with local jurisdictions. For projects that require competitive pricing, we can manage the bidding process and coordinate receiving and evaluating construction proposals. These steps are tailored to the project delivery method and client preferences.
Often, when a builder is selected early in the process, the bidding phase is replaced with a preliminary pricing and budgeting step. This approach allows costs to be reviewed and refined as the design develops, helping maintain alignment between scope, budget, and project goals.
Throughout construction, we remain actively involved to help ensure the project is built as intended.
