Our work is grounded in a holistic understanding of buildings as integrated systems. In close coordination with our consultants, we carefully consider life safety, structural and mechanical systems, lighting, acoustics, indoor air quality, durability, and long-term maintenance. 

Our projects typically begin with Site Analysis and Program Development, where we work closely with our clients to understand site conditions, define goals, and document priorities in a clear Project Program Statement. From there, the work progresses through the traditional phases of Schematic Design, Design Development, Construction Documentation, Bidding, and Construction Observation

Our process is supported by an innovative, site-specific 3D design approach. Detailed models and renderings accurately reflect topography, views, solar orientation, and other site conditions, along with the actual building materials, fixtures, and finishes specific to each project. This level of precision provides a clear, dependable representation of the proposed design giving our clients confidence in the decisions being made from early concept through final approval.

Feasibility Studies

Involves determining whether a project makes sense before moving forward. Client goals, budget considerations, site constraints, and basic regulations are reviewed to identify opportunities and potential challenges early, helping you make informed decisions with confidence.

Site Analysis

Investigating the site to understand how its conditions will affect the project. This includes reviewing access, topography, orientation, utilities, and environmental factors so the design responds thoughtfully to the land and its surroundings.

Programming

Defining and documenting client goals, needs, and priorities for a project. This process helps clarify what spaces are required and how they should function, creating a clear roadmap that guides design decisions from the start.

Design

Translating information and ideas into clear, thoughtful solutions. We listen carefully, explore options, and refine the design to ensure it meets your needs, fits the site, and supports the use and user.

3D Modeling

Creating detailed 3D models to help clients better understand the design. These models allow you to explore spaces, relationships, and proportions early in the process, supporting clear communication and informed decision-making.

Renderings

Upon completion of the 3D model, interior and exterior renderings provide an accurate depiction of what the project will look like using actual materials, finishes, and lighting conditions. These visuals help clients confidently evaluate design choices and understand how the finished space will feel.

Construction Drawings

Clear, detailed drawings that contractors use to build the project. These documents communicate layout, materials, and key details to help ensure the work is completed accurately and efficiently.

Specifications

Written descriptions of the materials, finishes, and products used in the project. They help ensure consistency, quality, and clarity during construction and support accurate pricing and coordination.

Permitting

Preparing and submitting plans for review and coordinating with local jurisdictions to secure approvals. We are familiar with permitting requirements across many Texas cities and also coordinate accessibility reviews and final inspections when required.

Bidding

Preparation of clear bid documents and responses to contractor questions. This helps ensure bids are complete, comparable, and aligned with the project goals.

Construction Observation

Staying involved during construction to support the owner and construction team ensuring the project is built as designed. We work directly with the contractor to address questions, review progress, and help resolve issues as they arise.

Regular site visits allow us to monitor progress, address concerns early, and help protect the quality of the finished work.

Periodic reports are provided to the owner keeping them current with project progress.

Post-Occupancy Evaluation

Review of how a building is performing. This step helps identify lessons learned and ensures the space meets the client’s needs as intended.
